In the second quarter of 2025, the residential real estate market in Ukraine demonstrated activation. The average price of apartments has increased in almost all regions, including western and eastern cities. The housing affordability index has improved in many cities, creating a paradoxical situation: housing is becoming more expensive, but it is slightly easier to buy.

According to LUN platform data, the highest price growth was recorded in the eastern regions, particularly in Kharkiv and Odesa. In Kharkiv, prices for 2-room apartments have increased the most in the country - by 16%.

There has also been a significant increase in prices for 2-room apartments in Chernivtsi, Odesa, Ternopil, Rivne, Uzhhorod, and Ivano-Frankivsk. Unfortunately, in Kyiv, prices have only risen by 2%, and in Lviv, they remained virtually unchanged. Some cities, such as Sumy and Zaporizhzhia, noted a slight decrease in prices for 2-room apartments.

Housing prices in the western regions of Ukraine

In the western regions, moderate price growth is observed. For example, in Uzhhorod, prices for 1-room apartments increased by 5%, in Ivano-Frankivsk by 4%, in Ternopil by 3%, in Khmelnytskyi by 2%, and in Lviv by 1%.

How prices for 3-room apartments in Ukraine have increased

The highest price growth for 3-room apartments has been recorded in Kharkiv, Odesa, Chernivtsi, Vinnytsia, Ivano-Frankivsk, Kyiv, and Lviv. This indicates the popularity of large living spaces among families planning to stay in Ukraine for a long Time.

Although housing prices are generally rising, there is a significant regional imbalance. The lowest prices are recorded in frontline regions, while in the capital and some western cities, housing is much more expensive.

The housing affordability index has decreased in most regions. The lowest figures are recorded in frontline cities, indicating that buying housing there is relatively easier, but there are high risks.

What will happen to apartment prices in Ukraine next

The secondary housing market is adapting even during the war. The housing market in eastern cities is adapting and growing faster, while in regions with previously high prices, a plateau is forming. Regional differences remain a significant factor when choosing a real estate purchasing strategy.

In the second quarter of 2025, the Ukrainian residential real estate market has seen price increases, especially in the eastern regions of the country. Housing prices have risen in many areas, accompanied by improvements in the housing affordability index in some cities. The market continues to adapt to new conditions, and regional differences remain an important aspect for real estate buyers.
